Step 1: Determining the Right Asking Price

Once the strategy is agreed upon, the listing agreement is signed and we prepare the property for the market.

This includes recommendations to maximize its appeal, professional presentation, photography, the property description and installation of a For Sale sign where appropriate.

Step 4: Documents Required to Sell Property in Curaçao

Before the sale can proceed, documentation and required compliance checks must be completed.

As the seller, you will generally be asked to provide documents including:

  • Copy of your ID or passport
  • Copy of the property deed
  • Meetbrief, where applicable
  • Proof of address
  • Chamber of Commerce (KvK) extract when applicable

The buyer will also provide the documentation required for verification.

Step 5: The Deposit and Notary Process in Curaçao

After the sales agreement is signed, the buyer will usually transfer a 10% deposit to the notary within 10 working days.

The notary confirms the funds and prepares the legal transfer of the property.

According to our standard selling process, closing typically takes place approximately three to four months after signing, although the actual transfer date is agreed as part of the transaction and can vary.

If one of the parties cannot personally attend the transfer appointment, it may be possible to complete the transaction using a proxy.     

Step 6: Closing and Transfer of the Property

Before closing, a final inspection or walkthrough of the property is performed.

The deed is subsequently signed at the notary, ownership is legally transferred and the keys are handed over to the new owner.

What If I Want to End My Listing Agreement Early?

If you are dissatisfied, we first want the opportunity to discuss the situation and determine whether adjustments can resolve the issue.

If you still want to terminate the listing agreement, Keller Williams Curaçao will release you without a cancellation penalty.

We will provide a list of buyers who inquired about the property during our listing period. If one of those buyers subsequently purchases the property, commission remains applicable. Otherwise, you are free to move forward.     

What Is the Real Estate Commission When Selling Property in Curaçao?

Keller Williams Curaçao's standard selling commission is 4%.

The commission supports the complete marketing and sales process, including photography, video, signage, online listings, social media advertising and exposure through local and international channels.

Importantly, when another agent represents the buyer, we share our commission 50/50 with that agent.
